Gramercy Park Residence Achieves ‘Wow’ Factor with 25-Foot Cantilever

The unique cantilever design for 160 E. 22nd Street allowed Toll Brothers to build up and over a neighboring historic building.  StoneLite® panels were an essential part of the design and troubleshooting process.

OVERVIEW

Toll Brothers City Living®, the urban development division of Toll Bros., had a vision for a high-end luxury residence tower in the heart of Gramercy. The 21-story, 81-unit multifamily property was designed to complement one of the most unique and historic neighborhoods in New York.

StoneLite® Gray Indiana limestone panels are geometrically laced over jade-tinted windows, giving the exterior a futuristic aesthetic. Yet, the building’s interior gives a nod to several old-world comforts with a modern twist.  The building is unique for its 25-foot cantilever design perched over a historic property.

The 160 E. 22nd Street project used over 48,000 sq. ft. of StoneLite® Indiana Gray Limestone panels for the exterior facade and their lightweight properties enabled the architectural firm to achieve the cantilevered design.

THE CHALLENGE

When the building next door refused to sell, Toll Brothers decided to build up and around the existing historic structure.  Perkins Eastman was challenged to design the 25-foot cantilever capitalizing on the developer’s purchased air rights.

Once construction began, a second challenge arose. According to Stone Panels,  “It was determined the concrete had been poured well out of acceptable tolerances allowing the slab edge to vary dramatically.”

THE SOLUTION

Stone Panels worked closely with the project team by sending up one of the company’s engineers to arrive at a solution.  They were able to make slab adjustments to accept the tolerance using Stone Panel’s proprietary interlocking panel system. StoneLite® was a natural solution for the cantilever structure due to  weight restrictions and reduced structural elements.

THE OUTCOME

According to New Construction Manhattan, “It would be a challenge to find a building that better exemplified the creativity and resourcefulness of New York City architecture. “

With the flexibility of the StoneLite® installation system, Stone Panels was able to save Toll Brothers City Living® thousands of dollars in corrective concrete costs. The proprietary interlocking channel feature allowed Stone Panels to adjust to the disparity between the wall and the substrate and create a level surface for the StoneLite® panel system to attach.

Once the Stone Panels engineering solution was accepted, it enabled the project to move forward without having to do remediate work to the concrete,” said Stone Panels. “The schedule was able to resume with no lost time.”

160 E. 22nd Street stands as one of Gramercy Park’s most creative, luxury residences. Soaring ceilings and gourmet kitchens come standard in each apartment, while a rooftop garden and pool deck give the urban property its unique entertainment value.

The 160 E. 22nd Street project built in 2013 exhibits over 48,000 sq. ft. of StoneLite® Indiana Gray Limestone lightweight honeycomb panels.
